PORCHLIGHT HOA
A working HOA operations prototype

Run your HOA like it has staff.

For self-managed HOA boards and their community managers, Porchlight runs dues collection, architectural approvals and rule-violation enforcement in one place, with a homeowner view designed around each home.

One operational home

The work that drives HOA disputes, in one place.

Many associations are run by volunteer boards working from spreadsheets, email threads and a shared inbox. Porchlight organizes dues, home changes and rule enforcement around clear records and review steps.

01

Dues and collections

Track quarterly dues, special assessments, late-fee charges, balances and aging buckets. Daily late-fee assessment and the Payment Plans table are not available on this branch.

02

Architectural requests

Requests show days remaining against the 45-day target. Routing by cost and project type and vote tally are saved but inactive; follow those steps manually.

ARC means architectural review committee
03

Rule violations with due process

Follow a date trail from report and verification through notice, cure period and re-inspection. The intended fine path requires a hearing notice before a board decision.

Five-minute tour

A different job for each role.

The app includes five role profiles. The Homeowner invitation is accepted and linked to Avery; four staff invitations remain pending, so working demo logins are not yet verified.

HomeownerReview a home balance, submit an architectural request, or request a violation hearing.
InspectorLog a rule violation, verify it, and record a courtesy notice and re-inspection.
Community ManagerWork the architectural queue and review requests approaching the decision target.
Board and TreasurerBoard: review architectural votes. Treasurer: review delinquency. Payment-plan approval routing is not active on this branch.

Demo access status

Demo sign-in is not ready for every role yet.

No shared passwords or private email aliases are published. The Homeowner invitation is accepted and linked to Avery; the four staff invitations remain pending, and no separate-role sign-ins have been verified.

Privacy limitation, not for real homeowner dataOwner O-007 is linked to the accepted Homeowner account. The app role does not enforce own-record access at the record API, and separate homeowner sign-in has not been tested. Do not use real resident data until server-enforced record scoping is configured and tested.

Sample data only

Willow Creek Estates is fictional.

This prototype uses a fictional 120-home HOA and invented sample records. The sample fee and deadline rules are illustrative community policy, not legal advice.

Numbers are from the supplied sample dataset

$408,570 billed · $397,050 collected · $11,520 outstanding. Sample values are for product testing, not a real association ledger.

What is ready to review

  • Nine core tables with linked properties, owners, charges, payments, requests, votes, rules and violations.
  • Board dashboard, manager queues, inspector and treasurer views, plus status boards.
  • ARC routing and vote tally are saved but inactive pending their end-to-end tests. The violation enforcement sweep remains off because its safe run could not be completed.
